With respect to lender services, Capstone adheres to a rule of no conflict of interest by serving only as a receiver or asset manager/consultant. In that role, Capstone evaluates the services required for a particular asset or loan and matches the particular property with the most suitable provider of those services. The services typically include property management, leasing, for sale marketing and construction services. The depth of experience and industry contacts of Capstone principals enables them to determine all of the required services that a financial institution may need when evaluating a troubled loan and to match the particular property with the most suitable provider of the services.
In addition, Capstone can provide a comprehensive Asset Evaluation Report, which provides lenders with a thorough understanding of all factors that that may impact the marketability and value of a property. Our report is designed go beyond an appraisal, which typically is based on a rear view mirror approach that provides an estimate of value at a given point in time, but does not provide any insight into the short and long term potential of the property. |
Through its Asset Evaluation process, Capstone can provide lenders with property and market data that will permit the lender to make an informed decision regarding the best strategy that should be implemented with respect to the problem loan, the property and the borrower. It may be that giving the borrower more time to work through property level issues is the best course of action. Or, foreclosing on the property and implementing a repositioning strategy that will result in value enhancement may be the best strategy. Conversely, Capstone may determine that there are market conditions on the horizon that will further impair the value of the asset, leading to a determination that the property should be disposed of as soon as possible.
