When selecting existing properties or development sites, we adhere to strict selection criteria that focus on barriers to entry, strong demographics, access and high traffic counts, all of which are critical to attracting quality, credit worthy tenants. When considering the purchase of existing properties, we seek only those opportunities that can by repositioned to create value and exceptional returns.
Once we identify a property that meets our physical selection criteria, we establish a target price that permits us to meet our return expectations. We have the discipline to remain firm on our price and terms. If we are unsuccessful in our efforts to acquire a targeted property, we have the patience to wait until the next opportunity presents itself.
As a result of our conservative philosophy, Capstone Group easily weathered the economic conditions that emerged in 2008 and was able to take advantage of the opportunities presented by those conditions through the acquisition and both non-performing real estate and non-performing loans.
